Massachusetts is seeking a vendor to provide comprehensive short-term rental (STR) monitoring software and associated services. The goal is to enhance the state's ability to identify and track active STR listings across major platforms, ensure compliance with local bylaws and regulations, and support effective enforcement strategies.
The selected vendor will offer a range of solutions, including automated monitoring of platforms such as Airbnb, Vrbo, Booking.com, TripAdvisor, Flipkey, and various local platforms. The software should be capable of web scraping, collecting, and archiving data on active listings, estimating gross and tax revenues, and generating detailed statistics grouped by characteristics such as room type, occupancy rate, host and owner names, and average nightly rates. A centralized dashboard and database will be required to collate all listing information, include archived screenshots, and provide search, sort, and export functionalities for municipal staff.
Additional features to be provided include a registration and renewal portal, an inspections module, and mechanisms for complaint or concern submission, such as a 24/7 hotline and online form. Ongoing compliance monitoring, enforcement support, and public outreach campaigns will also form part of the vendor’s responsibilities.
