Property Tax Assessing Services

The government authority in Lancaster, Massachusetts seeks a vendor to provide comprehensive property tax assessing services. The selected firm will assist the principal assessor in the daily operations of the office by offering regular consultation through scheduled meetings, work sessions, phone, and email collaboration. Responsibilities include preparing an annual assessment calendar in conjunction with the principal assessor, detailing the assessment tasks with proposed completion dates.

The vendor will support the preparation of all revenue reports, surveys, and data submissions, including the annual tax recapitulation and the evaluation of local real estate appeals. Duties also encompass interacting with taxpayers and various town officials on matters related to property valuation and taxation, inspecting and making recommendations on abatement appeals, preparing necessary reports, updating valuation tables, and conducting assessment-to-sale ratio studies. Vendors must also conduct mandatory commercial and industrial property inspections, represent the Board of Assessors at annual tax classification hearings, and provide expertise during Appellate Tax Board hearings as needed.

Further responsibilities involve assisting with valuation-related public inquiries, reviewing all real estate abatement applications, conducting property inspections, and recommending actions to the Board of Assessors. Collaboration and strong communication with various town departments and the public are essential for the successful completion of these services.
