(1) Vendor needs to provide construction manager at–risk services to the government authority located in Houston, TX.– Exterior wall consists of multiple materials including concrete masonry units (CMU) and storefront assemblies at the Ground level, brick masonry veneer with cavity wall construction and punched windows between Level 2 to 7, metal wall panels at Level 7 attached to steel stud back–up walls, and metal louvers with glazed curtainwall systems throughout the building.– Effort included site assessments of the exterior wall systems, interior finishes, structural reinforced concrete stair framing, and MEP systems.– Intent of this pre–design and programming phase was to validate the previously proposed remediation scheme recommendations and provide an updated renovation programming narrative with rough order of magnitude (ROM) cost estimate to address the reported issues.(2) All the questions must be submitted no later than December 15, 2025.(3) Mandatory pre–bid meeting will be held on December 9, 2025.
