Construction Manager at Risk Service

The government authority in Marion, Florida seeks a qualified vendor to provide comprehensive construction manager at risk (CMR) services. The selected CMR will deliver full construction management, including design and cost verification estimates, constructability reviews, schedule development, value engineering, and preparation of Guaranteed Maximum Price (GMP) proposals. The CMR will contract with electrical, mechanical, and site contractors to ensure timely and professional project completion.

Key responsibilities include bidding all components to licensed subcontractors, overseeing project scheduling, phased construction planning, cost estimating throughout the design phase, and identification and procurement of long-lead items. The CMR will collaborate closely with the assigned Architect/Engineer team, attend project meetings, and provide recommendations regarding construction feasibility, labor availability, material utilization, and time requirements based on project plans.

The CMR will also review prototype designs, offering insights on site adaptation and constructability, and update cost estimates as necessary for project approval. The role encompasses coordinating and preparing schedules, maintaining budget management, and producing GMP or fixed cost proposals detailing all construction, material, labor, self-performed work, and management costs. The contract period is for one year.
