The government authority in Cleveland, Tennessee is seeking a Construction Manager at Risk (CMAR) to provide both preconstruction and general contractor services for the completion of an ongoing project. The selected CMAR will be responsible for reviewing existing contract documents, drawings, and specifications, evaluating current site conditions, and assessing the status of subcontractors and contracts. This role includes providing cost estimates, developing a completion schedule, and recommending strategies for assignment of existing subcontracts and procurement of remaining work or contract replacements as needed.
The CMAR will serve as the general contractor for all remaining work, hold and manage both assigned and newly procured subcontracts, provide site supervision and coordination, ensure safety compliance, and manage project scheduling and sequencing. The CMAR must establish and adhere to a Guaranteed Maximum Price (GMP), ensuring the project is completed in accordance with all contract documents. The contract period is one year, with a non-mandatory bid meeting scheduled for April 23, 2026.
