(1) Vendor needs to provide construction manager at risk service to the government authority located in Austin, TX. – Construction Manager at Risk (CMR) to provide pre–construction and construction management services for the demolition and new building to office. – CMR services will be comprehensive, covering a wide range of essential functions critical for successful project execution. – These services include engaging in early project planning and design, identifying potential challenges, and providing solutions to mitigate risks before construction begins. – Involve accurately forecasting project costs, ensuring budget adherence, and providing financial oversight throughout the project lifecycle. – Required review and comments at each negotiated milestone prior to completion of construction documents. – Provide and secure and install all materials, labor, coordination, management, and supervisory activities necessary to complete construction of the project. – The project includes the demolition of the existing insurance building, rerouting, and maintaining existing utility lines and infrastructure as required, and construction of new office of the governor building. (2) The contract period will be for one year. (3) Pre–bid meeting will be held on January 14, 2026. (4) All the questions must be submitted no later than January 15, 2026.
