Vendor needs to provide construction management services to the government authority located in Loveland, CO. • Construction Management and General Contracting (CM and GC) firms for its legacy crossing affordable and attainable housing land development project. • Consists of preconstruction and construction services for horizontal land development improvements for approximately 52 acres. • Participate in project kick–off and ongoing coordination meetings. • Review and become familiar with all available project information. • Identify cost drivers, assumptions, and risk factors. • Provide value engineering and cost–saving alternatives. • Track estimate evolution against target budget. • Review plans and specifications for constructability, clarity, and coordination. • Identify potential conflicts, long–lead items, and sequencing. • Prepare preliminary and updated project schedules. • Identify critical path activities and schedule risks. • Coordinate schedule with permitting and agency approvals. • Manage subcontractors, suppliers, and field staff. • Maintain site safety, cleanliness, and security. • Develop subcontracting and procurement strategies.
