Vendor needs to provide construction management at risk services to the government authority located in Boston, MA.– Replacement of the existing original four boiler system with a new high–efficiency geothermal System.– Replacement of windows with high efficiency casement–style windows.– Integration of mechanical heating, cooling, and ventilation distribution system.– Replacement of roof membrane and improvement of insulation.– Improvement of the air and vapor barriers and insulation along the buildings’ exterior wall envelope.– Refinishing interior face of all exterior walls.– Installation of central air conditioning system.– Assign a professional project scheduler possessing building and site design and construction experience and shall utilize project scheduling software.– Identify temporary construction and mitigation measures necessary to implement the phasing and utilization plan.– Areas where cost estimates varied due to insufficient or contradictory information in the design documents.– Provide and maintain construction site offices and provide all site management and administration.– Manage and coordinate all Trade Contractors and subcontractors and others engaged in the performance of the work.– Project designer, develop and implement procedures for orderly completion of punch list items, checkout of utilities, operational systems and equipment and initial start up and testing.
