The selected company will be responsible for comprehensive construction coordination and scheduling, constructability review, cost estimating, and the allocation of construction activities among multiple prime contractors. The responsibilities also include offering a preliminary evaluation of the owner's program, schedule, and construction budget requirements, and ensuring these elements are appropriately balanced and aligned.

The provider will assist in preparing construction contracts and will advise on the acceptability of subcontractors and material suppliers. Construction phase services will span from the award of the initial construction contract through to project completion, encompassing the procurement and management of services, oversight of vendors, invoice processing, and regular financial reporting.
