DESCRIPTION


The organization seeks a vendor to provide a Computerized Maintenance Management System (CMMS) capable of managing and monitoring the portfolio of its facilities and related assets. The system should facilitate complete asset lifecycle tracking, including recording asset conditions, calibrations, inspections, maintenance records, performance data, and warranty information. The CMMS must enable the scheduling of predictive and preventive maintenance tasks with automated work order management, with features such as auto-generation and scheduling of orders upon failed inspections, and capabilities for tracking and routing tasks.

Additional requirements include robust vendor management—tracking contact details, service agreements, and performance metrics like on-time delivery and quality—as well as budget and disposable inventory management. The system should also assign, track, secure, restrict, and log both mechanical and electronic key assignments, manage access rights for different users, enable back-charging for repairs, and invoice services provided to buildings outside the facility portfolio. Integrations for data exchange and features like interactive floorplan mapping are necessary.
