A vendor is sought to provide a comprehensive Computerized Maintenance Management System (CMMS) to support facility and asset management operations in Hawaii. The system will be deployed to manage a portfolio of facilities and related assets, recording asset conditions, calibrations, inspections, maintenance records, performance metrics, and warranty details. Key system functions include scheduling and automating predictive and preventive maintenance, generating work orders following failed inspections, auto-assigning and distributing tasks to vendors, and tracking work order routing and completion.
The CMMS should support cost-effectiveness analysis, reporting on maintenance and spending trends, tracking actual expenditures against allocated budgets, and automating deferred maintenance backlog calculations using a nationally recognized data source similar to Gordian’s Means building construction data. Additional requirements include condition monitoring by integrating sensor-based data such as vibration, temperature, and oil analysis; inventory analysis and reporting; and displaying asset locations with condition and work order status mapped on a floor plan with diagrammatic coding.
The system must be configurable, offering customizable dashboards and reports, a robust update history for bug fixes and UX/UI enhancements, and the ability to record and store inspection or maintenance data directly from mobile devices.
