The government authority in East Orange, New Jersey is seeking proposals for comprehensive architectural services. The selected firm will be responsible for a range of tasks including site analysis and planning, documenting existing conditions, defining project needs, and providing budget projections. The scope of work further encompasses schematic concept development, preliminary design, creation of detailed construction documents and specifications, as well as assistance with bidding, negotiation, and construction administration. Space planning, aiding in governmental approvals, and attending relevant meetings for the Board are also required.
Additional responsibilities include acting as an advisor and consultant for construction activities, supporting the development, upgrading, and maintenance of the agency's facilities, and addressing deficiencies across properties. The vendor must prepare bids and quotations for public works and construction projects as needed, and generate all necessary architectural and engineering drawings. Investigations and assessments of existing structures—including all preschool contracted providers and special education sites—are required to ensure regulatory compliance. The firm will also be expected to develop and execute deficiency correction projects, assist with the district’s maintenance plan, provide project estimates and budgets, and review enrollment projections and demographics to support long-term planning.
