DESCRIPTION
The government authority in Ruidoso, New Mexico is seeking a qualified vendor to provide comprehensive property management services for village-owned rental properties, currently consisting of single-family homes, with potential to include multi-family workforce housing in the future. Responsibilities include setting rents based on a replacement cost factor, offering tenants 24-hour emergency contact for repairs, and maintaining regular inspections and management plans with recommendations for needed maintenance.
The selected vendor will perform credit applications, income and employment verifications, reference checks, and eviction history reviews, along with in-person or virtual tenant interviews. Additional responsibilities include conducting at least two exterior and interior inspections per property annually, reporting major deficiencies with accompanying photos, determining insurance requirements for tenants, and re-keying locks for new tenants where necessary. The contract will be for a period of one year.
