The selected vendor will provide Construction Manager at Risk services for a government authority in Independence, Missouri. During the preconstruction phase, responsibilities include active engagement with the owner, architect, and other design professionals to promote collaboration and open communication. The construction manager is expected to participate in design team meetings to facilitate the project's design, evaluate the established project schedule and budget, and recommend alternative materials, systems, or methods for increased cost-effectiveness and value. The manager will also assist the owner in planning for construction, facility turnover, move-in, owner training, and project opening.

During construction, the manager will coordinate, conduct, and document regular meetings with stakeholders, develop and maintain a detailed schedule, and ensure that construction activities are sequenced and completed according to the project timeline. Responsibilities include maintaining rigorous quality control, assuring conformance with contract documents, coordinating necessary inspections and testing, and managing start-up, testing, and training for equipment and systems. The manager will provide assistance to the owner in the final turnover, move-in, and opening of the completed project.
