Construction Manager and General Contractor Services

The government authority in Springfield, Oregon is seeking a construction manager and general contractor to provide preconstruction and construction services for an agency hall remodel and deferred maintenance project using the Construction Manager/General Contractor (CM/GC) alternative contracting method.

Preconstruction responsibilities include preparing detailed cost estimates at design milestones, conducting constructability reviews, recommending value engineering options, developing phasing, site logistics, and safety plans, advising on long-lead materials and procurement strategies, participating in design meetings, coordinating with agency staff and the design consultant team, developing construction schedules, and assisting with outreach to agency-certified subcontractors.

Construction responsibilities include managing and performing the work required to rebuild the Quad areas, maintaining site safety, minimizing disruption to ongoing city operations, coordinating access with building occupants and stakeholders, managing subcontractors and procurement, controlling costs and schedules, maintaining quality assurance and quality control, and completing all work in accordance with the construction documents to deliver fully functional and compliant space. Questions are due by October 20, 2026. An optional pre-bid on-site tour is scheduled for October 12, 2026.
