Must maintain system uptime of at least 99% during business hours.

It must also provide real-time financial dashboards for monitoring rent roll status, accounts receivable, collections activity, and payment history. Additional required capabilities include automated invoice generation with electronic delivery, automated alerts for key lease dates such as escalations, renewals, and expirations, and export functionality in common formats including Excel, CSV, and PDF.

The system must maintain a centralized cloud-based repository for leases, amendments, certificates of insurance, notices, and correspondence, with 24/7 read access for authorized City staff.
