The Housing Authority of the City of Camden (HACC) is soliciting proposals from qualified firms to provide comprehensive property management consulting services for its HACC-owned and operated residential properties, including low-income housing and low-income tax credit properties. The scope of work includes tenant relations, financial oversight, leasing, rent collection, maintenance management, and compliance with HUD and LIHTC requirements. The contract is for a base period of one year, with the option to extend for up to two additional one-year periods. The selected firm must provide full-time, in-person staffing at assigned property offices.

KEY REQUIREMENTS

  • Must hold a valid New Jersey Real Estate Broker's License
  • Must have experience managing low-income housing and/or assisted housing projects
  • Must currently manage a portfolio in excess of 500 units
  • Must provide full-time, in-person staffing at assigned property offices from 8:00 a.m. to 5:00 p.m., Monday through Friday
  • Must maintain professional liability insurance with $1,000,000 per incident and $3,000,000 aggregate limits
  • Must be able to commence services within 30 business days of the Notice to Proceed
