The government authority in Lexington, Kentucky is seeking a vendor to provide construction manager services for a project covering the full project lifecycle. Services will include design and conventional contract administration, preparation of detailed construction cost estimates to support the design process, and participation in construction document progress review sessions. The selected firm will be expected to provide input on constructability, contractibility, value engineering, coordination between trades, scheduling, and document development.
During the bid and award phase, the construction manager will assist the owner's capital construction procurement division in conducting bidding activities intended to secure qualified contractors at the lowest possible cost. During construction, the construction manager will enter into direct contracts with trade contractors and suppliers and provide full-time staff to monitor, manage, inspect, schedule, and coordinate project progress, performance, quality, and contract compliance.
The scope also includes post-construction and warranty-phase services. An optional pre-proposal conference is scheduled for May 7, 2026, and questions must be submitted by May 14, 2026.
